This process is usually performed in two visits.

Initially, I visit your property, become familiar your objectives  and to take a few measurements and pictures. Then, I take a few days and do my homework to see what other similar houses are on the market for and have recently sold for and to prepare an individual marketing plan for your house including pricing analysis.

Then, I return in a few days to share my findings and to present a comprehensive marketing plan and to show you what I can do to facilitate the process of selling your home for the best value.

SETTING THE RIGHT PRICE

I present you with a pricing strategy that, because it’s sensitive to your local market trends, is more likely to result in your setting the best selling price for the unique features of your house including updates and/or additions.

Naturally, your location, property size/features, style, age, physical condition, special features, and recent enhancements must all be considered in assessing your home’s value.

I will have thoroughly researched comparable homes that are currently on the market and also those that have recently sold in your neighborhood and town. Recent sale prices, the current prices of similar homes, and even homes that didn’t sell and were taken off the market will all be reviewed for you.

PRICE TREND ANALYSIS

TAKE ADVANTAGE OF COLDWELL BANKER TOOLS

To analyze the data, Coldwell Banker has developed a unique tool called a Price Trend Analysis*. It goes beyond the capabilities of a typical Comparative Market Analysis (CMA) by projecting local price trends. With our method, I factor in the many market influences that impact price – including supply of homes versus demand, how the local economy is faring, and home appreciation rates – to determine your home’s Fair Market Value.

An attractive initial listing price, based on Fair Market Value, is especially important. And homes almost always gain the most attention when their listings are new to the market.

Once you make the decision to list with me, I will immediately start putting the marketing plan into action to help you achieve a timely sale at the best possible price.

Include will be:

  • A schedule of my marketing activities to ensure that you house receives the maximum exposure
  • A syndication of advertising vehicles, including websites, that will carry the ad for your home
  • Promotional materials with professional photos of your home and its special features that will attract potential buyers
  • The unique Coldwell Banker Open House program which will maximize the number of potential buyers who see your home

BRINGING BUYERS IN

Coldwell Banker holds more Open Houses than anyone else (you see the yellow signs and balloons each Sunday) because we understand how to important they are to your marketing strategy. I coach you on what’s done beforehand, coordinate the print and web advertising and follow up with all visitors after wards. This is just as important to selling your home as the Open House itself.

MAKE THE SALE

WHAT TO EXPECT WHEN YOU RECEIVE AN OFFER

When an offer is made on your house, it probably won’t be for your full asking price, so you may want to counter that offer. That’s where my extensive corporate training in negotiating skills combined with my local experience will come in. Rest assured that I am well qualified to negotiate these on your behalf after consulting with you first.

If the buyer counters your counteroffer, you’ll need help to frame your next move. Rather than just going back and forth on price, introducing another issue can sometimes be a winner for you. For instance, I may suggest to the buyer that while your price is firm, you will agree to leave behind major appliances that the buyer would otherwise have to purchase out-of-pocket.

THE FINAL STEPS

NEGOTIATION AND OWNING YOUR OWN HOME

I am experienced in negotiating favorable terms for you as well. A flexible or delayed closing date, for example, can give you the time you need to purchase another home. Conversely, an early closing date can have real financial benefit if you’ve already purchased another home and need to close quickly to avoid carrying two mortgages. I can help you assess offers by weighing such crucial factors as whether the buyer has a mortgage pre-approval, how much they’re putting down, whether they have a home to sell first, what is and is not included (and so on).

Once we agree on the terms of the offer, I initiate a process that ensures that we have a successful closing including attorney review, inspections and repairs, local certifications for fire and occupancy and much much more…

The end result of how I use technology to automate and manage these processes ensure a smooth closing and eliminates the speed bumps along the way.
